Lot Clearing in Genesee County, Michigan
Wooded building lots, splits and lake lots from Linden to Davison, opened up for the surveyor, the excavator and the builder.
A lot in this county can mean a few different things. Between Linden, Grand Blanc and Davison, builders are setting houses and pole barns on wooded splits cut from bigger parcels. Around Fenton and Lobdell Lake the lots are smaller, tilted toward the water and thick with buckthorn, box elder and grapevine between the shade trees. Inside the Grand Blanc and Davison subdivisions, a vacant lot that sat for years has filled in the same way. Around Linden the ground is marl and stays wet, so willow and cattail show up low in the corners.
We open the lot before anyone else starts work. The mulching head on our tracked skid steer grinds everything inside the lines you set: brush, saplings and trees up to roughly 6-8 inches at the stem, with larger ones taken in pieces. What it leaves is a chip layer, typically 2-4 inches, that a surveyor can walk and a builder can stake. The new home site and lot clearing page lays out the method, and if you have acreage rather than a single lot, the forestry mulching in Genesee County page is the one to read.
The drive from Royal Oak is 55 to 75 minutes, and we fold it into one written project price. Send the address, the survey or site plan if you have one, and photos from the road through the quote form, or call. Calls are answered 8 AM to 8 PM, seven days a week, and every form and text gets a reply within one business day.
What we clear
- The dig area for the house or pole barn, with room around it for the excavator and the trucks.
- The driveway line from the road to the building site.
- The septic area, opened up and left as a chip layer for the installer to lay out.
- Lake lots: the brush between the cottage, the yard and the shore, with the bank and the shade trees left standing.
- Splits and infill lots, cleared out to the lot lines you mark.
- The woods edge where the yard begins, cut to a clean line so the lot reads as finished.
What you get
- A lot the surveyor can walk and the builder can drive onto the same day we finish.
- Every keeper tree you tape, with its roots and the ground around it left undisturbed.
- A chip layer the excavator can dig through and grade right away, with no brush to haul off first.
- One written price for the lot, travel included.
Where Lot Clearing Comes Up in Genesee County
The lot types we are called about most in this county.
Wooded splits near Linden, Grand Blanc and Davison
A split is often long and narrow, with woods between the road and the building site. We open the drive line and the build area first, then the yard, and leave the rest of the woods as it stands. The mulching vs excavator clearing guide explains why the mulcher goes in before the excavator. Site preparation →
Lake lots at Fenton, Linden and Lobdell Lake
Lake lots are narrow and slope toward the water. We clear the building area and the view line, keep the shade trees and the bank, and let the low ground pressure of the tracks do the work on soft soil near the shore. Lakefront clearing →
Vacant lots inside the subdivisions
Neighbors are close in Grand Blanc and Davison, so we work in tidy passes and keep every chip on your lot. A parcel that sat empty for years comes back to a clean surface you can mow or build on. Vacant lot cleanup →
Lots for sale or waiting on a builder
A lot that is open, staked and easy to walk shows better and costs a builder less to start. Clearing it a season ahead lets the chips settle and the grass green up before the dig. Clearing a lot for a new house →
How the Job Goes
Send the address and the plan
The address, a survey or site plan if you have one, and phone photos taken from the road. Most lots are priced from that.
Walk it and tape the keepers
We walk the lot with you, tape the trees that stay, and agree on the lines for the building area, the drive and the septic.
Mulch to open the lot
The head grinds everything inside the lines to chips. With the lot open, the surveyor can walk it and set stakes.
Builder takes over
The excavator digs on the stakes and pulls any stump left in the footprint as part of the dig. It starts on open ground, so the first day is dirt work.
When to do it
A lot can be cleared in any season. Late winter suits a lot headed for a spring foundation, and frozen ground helps on soft corners near a lake or a creek. Give us the dig date and we plan the clearing to land ahead of it.
How it is priced
By the project, from photos or a walk-through and the plan: the size of the lot, how thick the growth is, and how the machine gets in. You get one written project price, travel included. The pricing guide explains what moves the number, and the guide to clearing a lot for a new house covers what to clear and what to keep.

Lot Clearing Questions We Hear in Genesee County
Can you clear just one lot or split in Genesee County?
Yes. A single lot is priced as one project with the drive from Royal Oak built in. Send the address and a few photos and you get one number for the whole lot.
What does the builder need from the clearing?
An open building area the surveyor can stake, a drive line wide enough for trucks, and the septic area opened up. Send us the site plan and we coordinate the lines and the timing with the builder directly.
Who pulls the stumps in the footprint, and what does the lot look like when you leave?
The builder's excavator pulls any stump left in the footprint as part of the dig, after the stakes go in. When we leave, the lot is a chip layer with the keeper trees standing, so the excavator starts on open ground.
How close to a neighbor can you clear?
We work to the lines you tape, right up to a boundary where a neighbor's trees stand. We walk that edge first and keep the chips on your side.
Can a lake lot at Fenton or Linden be cleared with the shade trees kept?
Yes. We tape the trees you want, open the building area and the view, and leave the bank covered in roots and chips so the slope stays together.
